There are several sources of potential risk in the home when it comes to electrics, and in many instances electrical work should be undertaken by trained, qualified professionals. This is particularly relevant when dealing with your council’s building control department
Many electrical faults cannot be detected at a visual/operational level, and inspections surveys and periodic inspection are the only way to uncover any latent defects.
It is recommended by the Electrical Safety Council that households have their electrical installations tested at least once every five years (shorter intervals may be required depending on condition of installation) for signs of deterioration

The Electrical Safety Council (ESC) has provided a report giving guidance for landlords that can be obtained by its website. The guidelines outline four key activities that should be undertaken by landlords, that include:
Visual checks – checking for visible damage/flickering lights
Electrical installation condition reports (EICR) previously known as Periodic Inspection Report (PIR) – recommended every 5 years, or at the change on tenancy
Portable Appliance Test (PAT) – frequent inspection is necessary, but varies for different types of appliances
Fire Alarms and Emergency Lighting – correct selection, testing and maintenance
